Next steps for Little Chalfont Park
With outline permission secured in 2023, and Hill Group taking on the scheme, the next steps are a series of more detailed planning applications. Hill has been working closely with Buckinghamshire Council officers, and local groups to finalise the plans.

Update 17 September August 2025
The first Reserved Matters Applications (RMAs) have been approved by Buckinghamshire Council for the Western Parcel of the site accessed from Burtons Lane; Suitable Alternative Natural Green Space (SANG); Infrastructure; and the Bridge.
Update 8 August 2025
The variation of conditions (S73) was approved by Buckinghamshire Council on 8 August 2025.
Update 21 March 2025
Hill has received permission from Buckinghamshire Council for four trees to be removed in the Eastern parcel in the coming weeks to allow the archaeological investigation works to continue.
The removal of these trees is consented within the 2023 outline planning permission. This is separate to any remedial tree work due to health and safety concerns, which will be taking place in due course.
Update 31 January 2025
Further archaeological investigations will continue on Monday 3rd February 2025, as part of the planning requirement for the development of Little Chalfont Park.
Hill Group has hired a specialist team to carry out these works, which will involve digging various trenches across the site to fully record the area’s archaeological features. The scope and methodology of these works have been agreed with Buckinghamshire Council.
Please be assured that this is not construction work for the proposed development, but is solely related to the archaeological investigations. The works are expected to take approximately 8 weeks, running from approximately 8am to 4.30pm each day. While there may be some noise from the machinery, it will not be louder than a tractor.
Update 16 July 2024
Over the next couple of months survey work will be undertaken, including topographical, trees and bats.
Also, the outline planning permission requires the developer to undertake archaeological evaluation on the site, and Hill has appointed an archaeological specialist who started trenching works on Monday 8th July 2024.
The work will last for approximately 30 working days, between 8am and 4.30pm. It will be carried out by a small team of six or seven people and will involve the digging of 94 trenches across all parts of the site to be developed.
Update 4 July 2024
The design code was submitted to Buckinghamshire Council on 4 July 2024. Download a copy here. Included as part of the design code, are parameter plans, the regulatory plan and the strategic landscape plan.
Once the design code is approved, future reserved matters applications (more detailed plans) will be based on these agreed design principles.
The reserved matters applications (RMAs) will show the proposed design of the homes including details of landscaping, layout and scale of the development. These plans are evolving based on feedback we’ve received from residents and stakeholders and there will be another public consultation on the plans in the autumn.
